Emyr Tudfor Davies supplies hotel services on the following terms and conditions:
- Introduction
The meaning of some words used in these terms and conditions ‘we’, ‘us’ or ‘our’ is a reference to Emyr Tudfor Davies who trades under the names of Ty Belgrave House; Edleston House; Grosvenor House; The Queensbridge Hotel; The Four Seasons Hotel; Pengarreg Farm; Cottage #1; Cottage #2; Pod #1; Pod #2; The Tipi; Haul y Bore; Tan y Gaer; ‘you’ or ‘your’ is a reference to the person to whom we are supplying Services and who is required to pay for the Services we supply;’Services’ means the services we shall supply for you and which you will pay for.

- Accommodation Reservations
Unless otherwise stated, accommodation prices are in £GBP. All prices include Value Added Tax (VAT) at the prevailing rate.
We adopt a dynamic pricing structure and the price of the rooms fluctuates based on demand. The price you pay is the price quoted to you at the time you confirm your reservation.
You must be at least 18 years old to make a reservation. Those under 18 years old are not permitted to stay at our properties unless accompanied by a parent or guardian.
Unless otherwise stated, accommodation rates are based on an overnight stay from 3pm on the day of arrival until 10.00am on the day of departure.
Unless otherwise arranged, rooms must be vacated by 10.00am on the day of departure. Failure to leave your room by this time may result in a late check-out charge of up to one night’s additional accommodation charge.
Charges for additional guests over and above the standard occupancy of a room are based on per person, per night.
In order to secure your reservation, payment details are required. Some bookings may require a non-refundable deposit to the value of the first night’s stay at the time of booking. Some bookings may require full payment at the time of booking or additional payment prior to your arrival. All deposits are non-refundable.
Any outstanding charges for accommodation is payable on check-in.
Unless otherwise stated, all hotel accommodation rates are inclusive of our Full Breakfast Buffet. Accommodation reservations in our Holiday Homes and Apartments do not include breakfast.
Please check that details of your reservation are complete and accurate on your conformation correspondence. We will not be liable for any delay or non-performance if incorrect information is actioned. If you have not received your reservation conformation, think that there is a mistake in your reservation or if you require any changes to a confirmed reservation, please immediately contact our team at the Four Seasons directly on 01970 612120.
- Accommodation cancellations
Unless otherwise stated, our standard rates operate a 48 hour cancellation policy, whereby cancellations made within 2 days prior to arrival will be charged 1 night’s stay.
Failure to cancel your booking in accordance with the cancellation policy will result in the cancellation fee being charged to the debit/credit card used to guarantee the reservation.
We may cancel your reservation at any time with immediate effect by giving you written notice (which includes email) if:
- You do not pay us when you are required to do so; or
- You breach the contract between us in any way; or
- You have previously breached the contract between us in any way.
If we cancel your reservation for any of the above reasons, we reserve our legal rights in respect of your breach of contract. The total payment made or to be made by you for such reservations whether or not your visit has commenced, shall be deemed a cancellation charge and is not for any service.
- Check-in and check-out
You may check-in at any time after 3.00pm on the day of arrival and check-out before anytime before10.00am on the day of departure. Early check-in and late check-out may be available upon request, subject to availability.
- Pets
We allow dogs in a number of our bedrooms. This is subject to availability and must be pre-booked. Guests who arrive at the hotel with their dog without prior arrangement may not be accommodated.
A charge of £10 per night per dog is payable upon arrival.
Any property damage caused by the dog will be the dog owner’s responsibility and the appropriate charges will be applied.
A dog fouling will be the dog owner’s responsibility and the appropriate charges will be made if it is not deposed of correctly.
- Smoking
Smoking (including e-cigarettes) is not permitted in any guest bedrooms or public areas, including out of a window.
Any guest found smoking in their bedroom or en-suite will incur a fine to the value of the next night’s rate of stay to cover cleaning charges and loss of revenue from smoke damaged rooms.
- Damage/ misdemeanours
We reserve the right o invoice our guests for damage or negligent soiling caused to any parts of our premises; accidental or otherwise. Failure to inform staff about damage caused to our property may result in further charges to be incurred due to delayed intervention.
Any reckless tampering with equipment including fire alarms and emergency equipment will incur a penalty charge.
- Gif Vouchers
General vouchers for our properties are valid for 6 months.
Vouchers are NOT valid after the expiry date.
A gift voucher can only be used towards the value that is stated on the voucher. The gift voucher is not redeemable for cash and non-transferrable, and resale is prohibited.
A replacement gift voucher will not be provided if the original is lost, stole, destroyed or used without permission.
A voucher must be presented upon arrival to be redeemed.
Further terms and conditions may apply and will be stated on the voucher.
- Limitation of liability
If the Services we deliver are not what you booked or are defective of the delivery is of an incorrect quantity, reasonable efforts to notify us in writing at our contract address of the problem as soon as possible is required in order for us to come to a resolution,
If you notify a problem to us under this condition, our only obligation will be, at your option to refund (either full or partial) to you the amount paid by you for the Services in question via the same method as payment (unless otherwise agreed by the customer). Save as precluded by Law, we will not be liable to you for any indirect or consequential loss, damage or expenses (including loss of profit, business or good will) howsoever arising out of any problem you notify to us under this condition and we shall have no liability to pay any money to you by way of compensation other than to refund to you amount paid you paid for the Services in question under this Clause
Notwithstanding the foregoing, nothing in these terms and conditions is intending to limit any rights you might have as a consumer under applicable local law or other statutory right that may not be excluded nor in any way to exclude or limit any liability to you for any death or personal injury resulting from our negligence.
- Invalidity
If any part of these terms and conditions is unenforceable (including any provision in which we exclude our liability to you) that enforceability of any other part of these conditions will not be affected.
- Contracts (Rights of Third Parties) Act 1999
For the purposes of the Contracts (Rights of Third Parties) Act 1999 this contract is not intended to, and does not, give any person who is not a party to it in any rights
to enforce any of its provisions.
- Law and Jurisdiction
This contract shall be governed and constructed by the law of England and you and we agree to submit to the jurisdiction of the courts of England and Wales.
